More Parking Options on Kos?
There’s a whole lotta building going on at 31 Kosciuszko Street. This development is situated at the corner of Spencer and at first glance you might think that it will be yet another condo building. The Department of Buildings paperwork posted along the fence indicates that it will be a garage/gas station. Not sure if it will be one or both. Are residents in these parts longing for a place to stow their vehicles?

Seems like an odd thing to devote a good-sized piece of land to in a neighborhood full of residential pressures. Especially a piece of land tucked away from any kind of thoroughfare where people would be looking for gas…

Actually, according to the DOB website, this will be a 12-story residential building with 23 apartments, with parking for 12 cars. It’s a bit out of touch with the neighborhood, but there’s no stopping it.

And it’s on a series of lots that will be combined under a new lot 31.

It’s not going to be a gas station, it will be a 12 story, 135ft high, 27,000 square foot, 23 unit residential development.

Thanks for the correction! So parking comes with the condos. Got it. When I searched for 31 Kos on the DOB website I saw the info for the garage, not the residential portion of this development. From now on I think it’s safe for me to assume that anything tall in this neighborhood will be a condo building (most likely), an eldercare center or an affordable housing rental building of some sort.

What about the two up the street? The one on the west has been going on for awhile now and they are starting to put funky colored (red and blue) panels in with the windows. Across the the street to the left already has a second floor and it was just a hold in the ground two weeks ago.

Yep, thanks to R6 zoning the developer can put a high-rise on part of the lot and turn the rest into surface parking. Terrible urban mistake. Keep us posted on this one!
