Bed-Stuy Real Estate Picks 11/16/07

#1 — $1500 — Studio: This studio loft in the South Stuy has some amenities that are cool. I’m talking about the washer/dryer, dishwasher and the spa tub. Who knew you could live like this for just $1500? I also like the Ikea-looking kitchen.

#2 — $2700 — 2br: This looks like a nice duplex apartment. It’s got a private garden, 2 baths (one with a jacuzzi tub), a washer/dryer, a dishwasher and a private garden. It even looks like it has a lot of nice details. It would certainly be a wonderful place to throw your holiday parties. If you can handle the high price, then go for it.

#3 — $1700 — 3br: This is good for students who are not going to be staying here long term and need a cheap place to crash. This also might be useful for a family that is looking to buy in the neighborhood and they need a place to stay while they’re looking. This is not recommended for anyone else. If you want to get up close and personal with this property, there is an open house on Sunday, November 18th from 5:00 - 6:00 p.m. The sun should set around 4:36 p.m. on Sunday, so it’ll be good and dark by the time you get to the open house. I think that’s probably the best time to see this apartment.

#4 — $1250 — 2br: Hey, this building was featured last month in my Haunted Houses of Bed-Stuy Series! I have to say, it doesn’t look haunted at all from the inside. In fact, it looks like a simple apartment for a good price, as long as you don’t mind walking more than 6 blocks to the train. Check out the photos by scrolling down to the bottom of the ad. If you look really closely at the last picture, you’ll see that they still haven’t removed the stuffed Tigger hanging from the building’s main entryway. Somebody please remove Tigger!

#5 — $1650 — 2br: These apartments are nice! Well, from the inside they are. Who knows what the outside of this building must look like, but the nice looking kitchen might almost make up for the lack of exterior photos in this ad. These apartments are located in the southernmost section of the neighborhood, just steps from the train station. Although this isn’t the hippest area of the hood, it’s a convenient location near a commercial strip and you’re near a decent grocery store (the Foodtown at Restoration Plaza). Now how many people in Bed-Stuy can say THAT?

#1 — $855,000 — 3 family: Today’s Pick of the Week is brought to you by the word “cronyism.” Since I know the person who is selling this place, I decided to give this property “hot pick” status. Anyhoo, this lovely Decatur brownstone is located in the southern part of the neighborhood. It’s got four fireplaces, high ceilings, hardwood floors, and the electrical and gas have been updated. Plus, the owner’s duplex has a newly renovated kitchen with granite countertops. What’s not to like? Definitely a must see! You can check it out at the open house being held this Saturday, November 17th from 2:30 - 4:00 p.m.

#2 — $585,000 — 2 family: This cute home has a couple of nice features. It has a large private backyard and a basement with a separate entrance that is currently being used as a work studio. The main floor unit has 2 bedrooms with an open floor plan while the rental unit is a 4 bedroom upstairs, but the listing says that it can easily be turned into a one family. It’s not far from the train so it’s definitely a keeper.

#3 — $1.3 million — 3 family: This lovely Stuyvesant Heights townhouse looks like it has a lot of details. Just check out the banister in the photo! Parquet floors, beautiful fireplace, dark wood–it’s all there. This is a real beauty.

#4 — $632,000 — 2 family: A few days ago a commenter posted a question about purchase prices in the area. He/She wondered if you could get a frame house for around $400K. Apparently they’re going for considerably more than that. I guess we’ll have to see if it sells. I’m not sure what’s going on with that main floor unit–it almost looks like a storefront, but the good thing about this property is its backyard space and the finished attic. Both of the units in this building have 2 bedrooms.

    is it me or is the hallway in #4 exceptionally narrow?

    did you just hear that thud? that was me falling out of my chair upon seeing the price tag on #2. it looks nice but am i missing something?

    if i’m not mistaken #1 and #5 are the same building? they have the same kitchen and the same windows.

    also, the pick of the week is ridiculously charming. love it love it love it.

    #1 great looking kithen, perfect!
    #2 nice, and love red pointsetta would look nice there old world charm, but high price.
    #3 hate these new constructions and whats with the wood on the balconies. hurricane anyone?
    #4 hallway does look narrow but long, oh those camera tricks.
    #5 youre near applebees!

    #1 That’s a lot of dough.
    #2 Seen this house - so small.
    #3 Nice detail but they should have more pictures for that price.
    #4 your basic looking house, but should it be cheaper because it’s not a brick or brownstone?

    maybe it’s just me… the impoverished freelancing single mom, but if these are affordable — no matter how swank — i really need to crank up my money-making machine. no criticism of the honest intention, but a definite criticism of the real estate machine that makes it near impossible to live at a level above squalor if you are working poor.

    Anonymous, your comments about sales properties #1 and #4 and saucytart’s more general comment really get at how I’ve been feeling when I look at properties. I love to look at real estate (even though I’m not looking for anything), but when I look at the properties on my own or when I’m reading Brownstoner, I don’t understand the prices. I could work five jobs and still not have enough money for most of these places. I’d have to marry 3-4 men simultaneously, and we’d all have to have advanced degrees, good credit, no children and be working full time to afford the places I’ve seen. And let me be clear, I’m not talking about properties in the Slope, I’m talking about listings I see in Clinton Hill, Bed-Stuy, and Bushwick.

    Oh yeah, and anonymous, about the #3 rental, I was thinking the same thing. Why do they have the wood covering up the doors on the balcony? I mean, I understand that they might have needed them during the construction phase, but remove them when you take the picture OK? You don’t have to take Advanced Staging coure to know that some things are going to turn off potential customers.

    I don’t know what people mean by affordable these days either … buying our house took everything we had and then some. Admittedly 3 years out it stills eems like a good decision as rents go up and even prices stay high, despite the sub prime crisis.

    I don’t know why re people show pictures of houses with plywood over the windows except that I think there’s often a long time period between photo and posting, or the construction issues are such they can’t remove the plywood at that moment. Or they just don’t plan it out too well …

    I would think frame houses are cheaper because they are more expensive to maintain and insure, but prices don’t always seem to be logical in this market.

    Changeling: Maybe you could ask your friend who owns #1 why it’s so expensive. The market these days isn’t that good and this price seems aggressive. Do you own or rent? And what brought you to BedStuy versus other places?

    You are too funny about having advanced degrees and many husbands, although I get your point. Clinton Hill is expensive, but remember it’s just down Myrtle Avenue, and right next to BedStuy. Bushwick is a cheaper alernative but they don’t have the beautiful houses that bedsuy has.

    I looked at #5 (rentals) and the exterior was HIDEOUS. I mean horrid, sigh-and-shake-your-head-in-defeated-disbelief every time you come home. Also the balcony is easy to climb up to which leaves just a glass doorway between you and the world.

    So I just put a deposit down on a 3BR in a brownstone at Bedford & Lafayette. I’m new to the area - would you call that Bed-Stuy or Clinton Hill?

    Welcome to the neighborhood, binary. You’re in Bed-Stuy. The western border of the neighborhood is Classon, although some people say it’s Bedford. (Before anyone goes off, we’ll all agree it’s Classon.) Anyway, you’re near the subway, and most importantly, near Tiny Cup on Nostrand and Clifton.
