Bed-Stuy Real Estate Picks 11/23/07

#1 — $2750 — 2 br: I’ve thought about the cost of living in New York City twice in the past two days. It hit me when I looked at this property–it’s a nice looking apartment but the price is in the stratosphere. The second time it hit me was two days ago when I went to Whole Foods. I managed to walk out of Whole Foods with TWO BAGS AND A GROCERY RECEIPT FOR $104. How did we get here?

#2 — $1600 — 2 br: This duplex property is a converted 19th century stable. Even though it is being marketed as a 2 bedroom, I think you may need to put up a wall to make it a true 2 bedroom. The outdoor space with the gazebo (!) helped this property get the coveted Pick of the Week.

#3 — $1650 — 3 br: Since Jeremy always points out when a property in Bed-Stuy markets itself as Bushwick, I thought I’d point out a property that I found on the Bushwick side of Broadway trying to ride the Bed-Stuy name to fame. They admit that the apartment is in Bushwick but they add the Bed-Stuy name to make this apartment more alluring. This property has so many funny things about it that I almost granted it Pick of the Week status. First of all, it is DIRT CHEAP. Three people paying $1650 for a 3 bedroom/2 bath apartment is a biggest bargain I’ve seen in awhile. Plus, they’re going to give you another $150 off your first month’s rent! They’re practically paying you to stay in Bushwick! This almost made me forget about my cost of living worries. Another bonus here is the real estate collage they put together to highlight this property’s best features: the door, the window, the white stove and fridge. And if that wasn’t enough, they make it a point to say “No Animals Allowed (Pets in Particular).” Does that mean no cats or dogs, but you’re welcome to bring the roaches and rats from your previous apartment?
Gates and Evergreen Gates J/Z
#4 — $1900 — 2 br: It took me a minute to realize that the third photo in the ad is not of the property itself but of the view from inside. I love this view because it reminds me of the row of houses in The Royal Tenenbaums. Since Wes Anderson is one of my favorite directors, I just had to give that third photo props for resemblance to a Wes Anderson location shot. Doesn’t seem like a bad deal.

Halsey and Tompkins (#1)
#1 — $999,000 — 1 family: This is a beautiful brownstone that was priced rather high a few months back. Brownstoner featured this property a couple of times (most recently in September). Back then he said that this place needed a 10% price drop. Looks like they listened–in June it was $1,175,000, then it dropped down to $1,097,450 and now it’s under a million. Any takers? Someone has got to fall in love with all of those details and that gorgeous kitchen.

#2 — $895,000 — 3 family: I like the interior of this property and the fact that the owner’s duplex has 3 bedrooms. It’s near the express train and it seems as though it has been well maintained. I wish there were more photos for this property.
Putnam and Nostrand Nostrand A/C
#3 — $479,000 — 2 family with commercial prop.: Somebody please buy this cheap property and help Bed-Stuy get on the ball with Dekalb Avenue improvements! In my opinion, Bed-Stuy has dropped the ball on its main east-west avenues, particularly Dekalb and Myrtle. If you’re traveling west to east, the party stops at Classon. MARP and other hard-working folks in Clinton Hill and Fort Greene have done so much to make each of these strips a destination for people in the area. Why won’t Bed-Stuy work to keep the momentum of the revitalized Dekalb and Myrtle Avenues moving eastward? If you have the money and the vision, please help. Here’s your opportunity.

#4 — $779,000 — 4 family: No interior shots raises a red flag here. I want to like this property because it seems reasonably priced and it is a four family, but the ugly infill housing next door doesn’t really sweeten the deal here. At least the property comes with a couple of good tenants already in place.

Rental #3:
I love how they note that every bedroom has a window, lol! But you know, that’s a plus.
Rental #4: gotta love that row of dutch gables. Really really really nice. I would like that to be the view from my house.
Sales #3: That is cheap. I am almost tempted to go look at it myself (not that I can afford to buy another building). DeKalb has the potential to be incredibly nice (not to mention its development would benefit me personally, since Gates east of Classon will most likely just maintain).
Sales #4: I bet the renovation is REALLY UGLY. But that block is fine. It’s probably worth it as an investment property.

Sales #3: Shockingly cheap. It doesn’t look like the commercial property is that big, but if someone would put something here (anything except a nail salon, hair salon, barber, bodega, or take out joint), it would be beneficial to all of us. This property is near some middle class housing, the Bedford-Stuyvesant pool, the library, the B38 bus and about two blocks from Tompkins park. I call this the DeMarKo section of the hood (Dekalb/Marcy/Kosciuszko). I think it has a lot of potential. If only there were more people with passion, vision and clout (that last one is important) who cared about NORTH Bed-Stuy.
Sales #4: You’re right on, Alexa. If they don’t show you the inside you have to assume that it’s a nightmare.

Rental #3: I can tell you why it’s so cheap. I lived in an almost identical apartment on Evergreen not too far north of this apt and it was a total sh**hole. The walls were so thin you can hear everything your neighbors say and the construction was cheap and fell apart easily. The neighborhood was very sketchy and desolate and I literally saw a hooker walk by my building.
Sales #3: Looks like the link was taken down…but I know which building they are talking about. It’s a nicely renovated building. I live in the “DeMarKo” section and it’s really shaping up. I’m just crossing my fingers for some more businesses here…like a cute coffee shop or store. Please, please…no more bodegas!

Sorry P you’re gonna have to try better: I find Bed-Stuy properties that do not mention the neighborhood they are in at all, only Bushwick. Good luck with that one!

Rentals:
Wow that much money for the Mynt! Lots of room but almost $3K! What amenities are around there besides that gas station on Nostrand. Also I think the only train nearby is the G within decent walking distance.

#3 curious how big the bedrooms are for that price, but odd to hear your neighbors if walls are that thin.
#4 ugly cabinets but beautiful block! What’s with the ugly bulb with the nice medallion on it. Off bathroom fixtures. The mix of old and new styles doesn’t work here.
