Bed-Stuy Real Estate Picks 12/07/07
By The Changeling | December 7, 2007
Pick of the Week Atlantic and Nostrand (#4 below)
Last week’s Bed-Stuy Real Estate Picks feature was clouded by the controversy surrounding a photo of a Bed-Stuy house that turned out to be an image of a building in New Orleans. Scandalous! Let’s hope that this sort of thing won’t happen again this week. Let’s take a look:
#1 — $1225 — 2 BR: Magic words: rent stabilized. It’s not far from the J train and you’ll have some cash left over at the end of the month. There’s an open house tonight and tomorrow. Hurry.
Putnam and Broadway Halsey J
#2 — $1550 — 1 br: This is such a cute building, and it is on a nice stretch of Greene Avenue. A soon-to-be-installed washer/dryer in the basement only sweetens the deal.
Greene and Bedford Bedford-Nostrand G
#3 — $2200 — 2 br: I love thia sleek apartment! Look at the square footage! The only downside is the price. I must admit, though, I like the shower and the fact it has TWO bathrooms. Now that’s luxury!
Decatur Ralph A/C
PICK OF THE WEEK! #4 — $1400 — 1 br: I’m giving the Pick of the Week to a newly renovated apartment owned by some friends. It’s a sunny spacious one bedroom with hardwood floors and stainless steel appliances (including a microwave). It’s located near Fulton, so you never have to go far for basic groceries. Plus, it’s very close to the express train, and you’ll have a great landlord. This is a real steal! Contact De Leon Real Estate for more information (718.919.8800)

SALES

83 Halsey What a beauty! (#3 below)
#1 — $750000 — 1 family: I’m assuming this is a one family, although the ad doesn’t make it very clear. It could benefit from a few more photos, but based on the ones that are shown, it doesn’t look like a bad deal.
Quincy and Lewis Avenues Gates J/Z
#2 — $475,000 — 1 family: Look at this little Flintstone house! It could be a really nice home for the right person. It’s priced to sell and it is not far from the train. The website says, “Please sell it!” but I think they meant to say “Please buy it!” There is an open house this Sunday so head on over.
Rochester and Atlantic Utica A/C
#3 — $445,000 — 2br: I like what I see here! The images above are of this beautiful brownstone condo conversion. I love the way they have retained the brownstone feel of this place. There’s an outdoor space and a fireplace, which means that it’s a great place to live in the summer and in the winter. Loveitloveitloveit.
Halsey and Nostrand Nostrand A/C
#4 — $449,000 — 2 br:I really like this building, although I think it looks out of context on Monroe Street. I took a picture of this building many moons ago before it was completed. I was struck by the contrast between this slick silver/brick building and the simple homes that surround it. So what? It’s on the same block as the Bed-Stuy YMCA. That’s enough to win me over.
Monroe and Nostrand Bedford-Nostrand G

#2 has my vote. i’ve been in that house and it’s lovely. the block is great and so close to the train, tiny cup, etc. seems like a good deal to me.

#3 is great - I was in there and they did a lovely job - try to go see. The woman who I met (owner and seller) spent a lot of time and energy on it. There are actually 4 floor-thru condo’s in the building: a 747sqft-er ($445), a 819sqft ($499) a 971sqft ($625) and a 1075sqft ($655). The two lowers split the yard and the others have decks off the back. And there is central air!
If you go see it come see ours as well down the block (145 Halsey). Changeling has an ad for us coming out on this blog, but I’m slipping this plug in early as we have a preview open house tomorrow 12:30-3:30. NYTimes ad is here: http://realestate.nytimes.com/sales/detail/25-NY546642 Hope to meet some of you! Best, Amy

Changeling: Have you seen the postings on Brownstoner re: the Halsey condos and the rentals in Bed-Stuy? Crazy.
December 11th, 2007 at 10:44 pm
Crazy is right! I’m the Condo of the Day person (amy) and man is it ever nice to come onto this blog every day and read positive and supportive posts. I loved that someone recommended in the Brownstoner comments that I advertise here because it is a more civilized group, in general so true! But I do have to say that except for “the what” comments I was really overwhelmed with all the nice comments and people telling me to ignore the haters - gotta love that. So often anything about bed-stuy on there just turns nasty. I hope that person who recommended I advertise here saw that I already had. I love this blog and think it is wonderful for our neighborhood. Thanks Changeling!

Newbie2, I saw the Brownstoner post as well as the Bed-Stuy rentals post. Crazy is right. I wasn’t surprised by the response, but I’m glad that, for the most part, people were supportive.
Amy, thanks for the compliment. I saw the comment suggesting that you advertise here. I was going to post a comment saying that you already have your ad up on the Bed-Stuy Blog, but I figured that people would see it whenever they visited the site. Good luck on this weekend’s open house event.
