RENTALS

rental012508.jpg Quincy and Franklin (#3)

#1 — $1975 — 3 br: I liked this property because I thought that it had a good price and it was in a nice looking building (well, at least the front entrance to the building looks nice). The kitchen layout looks rather odd, but overall it seems worth the price.
Madison and Malcolm X Gates J/Z

#2 — $2400 — 4 br: This place won a spot in this week’s real estate picks on price alone! Paying only $600 per month on rent is a joy, especially when you get a nice looking apartment like this, and assuming that you can find three other people to split it with you. You can spend all of your extra money at Rustik Tavern because it’ll only be a couple of blocks away. I have to admit that I’m a fan of this area of the hood because I can see it getting better every month.
Lafayette and Bedford Bedford-Nostrand G

#3 — $2499 — 2 br: Pity that this property listing doesn’t show a picture of the outside of this building. I always stop to stare at this building because it reminds me of a TV show I used to watch when I was young. It was a Japanese import called The Space Giants (a.k.a. Magma Taishi). It was about a robot family that was sent to earth to save us from Rodak, who was a monster of some sort. The buildings on the show looked like this building on Quincy and Franklin–kinda retro-futuristic, if there is such a thing. If I had an apartment in this building, every room would be a tribute The Space Giants. Of course, $2499 per month is a high price tag just to relive the past.

SALES

sale012508.jpg Pick of the Week (#3 below)

#1 — $280,000 —1 BR: I included this property because it is on Flushing, even though it is on the Williamsburg side of the avenue. This property is a part of the Thornton Park Condominium and while the apartments seem nice, what do you think of the area in which they are placed? This is the area near Woodhull hospital, a part of the neighborhood that seems depressing even on a bright sunny day (I often walk through this area to get to the post office). This is also near the Pzifer plant and who knows what’ll go down on that site in the coming years. I hope that these are priced to move, because I pray for more home sales in this area.
Flushing near Throop Flushing G/J/M

#2 — $590,000 — 1 family: This modest little frame home at first looks like it might be overpriced. The good news is that it is already set up as a 2 family, so hopefully it won’t be too hard to make it legal so that you can collect some rent to soften the blow of that mortgage payment. I’d probably like this place a little bit more if it were a tad closer to the C or G. A quick glance at the map says that it’s equally far from both stations, and that means that you’ll have to get used to walking a lot or waiting a lot for that Tompkins Avenue bus that rarely comes.

afro-pick.jpgPICK OF THE WEEK!
#3 — $1,550,000 — 5 family: I absolutely love this limestone home, because not only is it gorgeous, but it is in a beautiful part of the neighborhood and it is near the express train. There is one rent stabilized tenant, which is a bummer, but the real drawback is that the place is made up of a bunch of small 1 bedroom/1 bath units. I suppose that would be ideal for someone who wants to buy this as an investment property only, but I’d much rather live in this thing myself. Bainbridge Utica A

i can’t believe you remember the space giants!!!!!!! that is hilarious!! my boyfriend and i walk by that building on franklin and quincy all the time, it totally stands out.

    is rental #1 in a trapezoid-shaped building?

rentals #2: that is quite the hallway. the place looks nice but when one of 3 pics is a hallway shot i start to wonder.

the pick of the week is lovely.

(check your email by the way, i’m sending you something right now!)

  2. The Changeling says:

OMG, laduchessa, tell me you don’t remember The Space Giants! They were the greatest!

R#1: I’m not sure if it is a trapezoid or if that is where the inner staircase/stairwell runs along the side of the apartment giving it that weird slant in the kitchen.

R#2: You might have picked up on something there. Hall shots are often used to mask the fact that the rooms are tiny.

  3. laduchessa says:

even the hallway is small (narrow). a bulky winter coat on the wrong body frame could be a lethal combination.

i totally remember the space giants! that show was on one of the basic cable channels (maybe an atlanta-based channel?) when we first got wired for cable in new england. it was like a year or two after mtv premiered.

I’ve never had any problems catching the M43 (or whatever’s on Tompkins) but it’s the M15 on Marcus Garvey that arrives every 3 minutes or so. But then you’d have to walk when you go to Fulton.

  5. Carmen says:

I’m almost positive rental 2 is listed by my landlord (I live on that block and am really curious as to what building that is!) one of the members of my apts management company (and a friend of henrys) asked me if I wanted a “new construction 4 br” for that price about 3 months ago, saying it would be done soon.
If so I can personally vouch for Henry’s awesomeness as a landlord. He’s an older hacidic guy (if its the same guy, again) and is super laid back and always very accessable. We had some serious problems with a roomie about a year ago (basically, he was the lease-holder and didn’t pay our rent for 4 months without the knowledge of my room-mate or I!) and henry was awesome ans
    A) Didnt evict us after 4 months of no payment
    B) Saw that my roomie and I were in tears and didn’t threaten or scare us (we were totally shocked and faced with 4 months of backed rent, in cash, being needed immediately after paying our other roomie the entire time)
    C) Allowed us a week to get it all straightened out
    D) Allowed me to resign the lease with NO hassle or credit check even after all that crap happened with aformentioned room-mate.
Basically, he’s laid back and really cool. If anyone goes and sees this, post the address! I want to know where is it.

I can’t believe that property on stuyvesant finally sold. It is a lovely property. Corcoran has been trying to sell it for a very long time and I guess it took significant price reductions to finally sell. I went to an open house last summer, but we could not see the existing tenant’s apartment. It is a real beauty.

  7. BedStuyGuy says:

First, your blog is amazing. So much better than Brownstoner, which is so over. The place on Stuyvesant is amazing! Too bad I don’t have $1.5 million to drop…plus another $500K to upgrade the mechanics. The place on Franklin does look strange. I’ve walked by a few times — I thought there was a stop work order or something. It doesn’t look finished. Does anyone currently live there?

  8. BedStuyNative says:

I WANT the plac on Bainbridge. Gorgeous! Too bad I’m poor.

  9. The Changeling says:

@laduchessa: Wow, you do remember Space Giants! Yeah, it was on Ted Turner’s TBS channel back in the day.

@Alexa: Maybe I’ve just been unlucky with the Tompkins Avenue bus. I always walk or bike for BLOCKS and never see a bus on that avenue.

@BedStuyGuy: Thanks for the compliment! I have never seen anyone coming or leaving that Space Giants building. When I’ve passed by at night, I haven’t seen any lights on either, so it seems empty.

@BedStuyNative: I want Brainbridge too! Maybe we should all pool our money together and buy Bainbridge. Let’s see–I’ve got $270.18. Can y’all get together the remaining $1,549,729.82?

  10. carroll gardens transplant says:

Quincy and Franklin for $2,500…me thinks they ask for too much. I have viewed the interiors, and strange shower fixtures and a view of the apartment building next door should having everyone concerned about inflated prices in bedstuy/clinton hill and brooklyn in general. Its a long walk to either the C or the fickle G.

don’t be fooled by the photo of the week, it only represents the penthouse suite which was snatched up.

I am drawing a line in the sand and I hope you will all make your own similar stands against the price-creep. $2.5K not on my watch!

    Sincerely,

    The BK realist

  11. carroll gardens transplant says:

P.S. though if your into the space giants its a true steal!

  12. The Changeling says:

I like the way you think, carroll gardens transplant! But how do you take a stand against price creep? Live on the street until the prices come down? We’re at the mercy of the landlords–you either pay what they’re asking or you move to a basement apartment in Far Rockaway.

  13. carroll gardens transplant says:

i’m on my way to rockaway!
