RENTALS

rental020808.jpgMacon and Ralph (#2)

#1 — $1550 — 2 br: The kitchen layout seems a little awkward, but the bathroom is nice. Luxury may be too strong a word, but this is a pretty nice apartment for the price.
Macon and Nostrand Nostrand AC

#2 — $2000 — 2 br: The owner has two brownstone duplex apartments to rent. The lower duplex has access to the backyard which is a bonus. They look pretty good from the pictures. Check them out in person at the open house this Sunday at noon.
Macon and Ralph Halsey J/Ralph C

#3 — $1800 — 1 br: Is this 558 Lafayette? If it is then I’m happy to see this building finally being marketed as a rental building. The prices may be a little steep for the area, but if you live here you’d be just steps from Rustik. Lafayette and Bedford Bedford-Nostrand G

#4 — $1375 — 1 br: THERE IS A WASHER/DRYER IN THIS UNIT. That alone will get this one rented quickly. On those rare winter days when it is actually cold outside, the in-unit washer/dryer will be a blessing. Jefferson and Throop Kingston-Throop C

SALES

afro-pick.jpgPICK OF THE WEEK! #2 — $599,000 — 2 family: This brownstone is has a nice price and a nice garden. The price almost seems too low. Anyone have any information about this one? Bainbridge and Howard Ralph C

I think this a realtor listing for the Bainbridge house for much much more:

I can’t wait to hear the story on this one.

Wow, LookingforHome. Good catch. Such a difference in the price. I think $800K is too much, but $600K seems too low, unless all the work that was described on your link still needs to be done, which would mean a gut reno. Changing the plumbing is a lot of work.

Yeah, LookingforHome, points for doing the detective work here. What a difference.

I’m not sure if this is the place to post this, but I wanted to make sure anyone trying to rent on the Bed-Sty/Clinton Hill border (or so this is what the realtors call it..) stays away from Spencer street between Dekalb and Willoghby. We rented a place there (206 Spencer) last year and had to break our lease because our landlords were so negligent and unreliable. The apartment basically started crumbling down around us and we stayed because of the cheap rent ($1000/month). When we moved out, they posted the apartment on craigslist as “A freshly painted, beautiful 2 bedroom with huge windows.” If you call painting an apartment a year ago freshly painted, then yeah. And the windows are so old they’re falling out of they’re frames. It’s dangerous. I noticed that they also jacked up the rent to $1300/month! I’m assuming they couldn’t find anyone to rent the apartment, because it was up on craigslist again a few weeks ago for $1200. Here is the link: http://newyork.craigslist.org/brk/nfb/551175244.html

There are also giant condo buildings across the street and next door, so while the inhabitants of Spencer street are living in crap houses, you get to see happy little families getting in and out of their hybrid cars! (What’s hilarious is that I’m pretty sure the condo across the street is able to get Fresh Direct delivery!!!)

Please don’t give these awful landlords your money!!

I am proud to say that we still live in the ‘Sty on Greene at Nostrand, and are enjoying our neighb so much more.

Thanks for your blog- it’s great!
