afro-pick.jpgPICK OF THE WEEK! #1 — $2950 — 3br: Whoa. This rental, which has all the charm of a Hampton Inn in the middle of Nebraska, has the gall to be priced HIGHER THAN THE MYNT! The MYNT rentals have a doorman, a roofdeck, stainless steel appliances, a fitness center, covered parking, an elevator and they get Fresh Direct deliveries. This rental has a balcony and is a block away from The Associado (that’s Marcy Avenue’s supermarket, a bootleg version of The Associated). Sometimes you have to give the POTW to the property that dares to dream. This is that property.
This building caught fire back in August, and it didn’t slow down construction one bit. This property is definitely a survivor, but we’ll have to wait and see if they’ll be able to move units at these prices.

#2 — $1600 — 2 br: This is a top floor property with a roofdeck (cool!), but I’m not sure that the term “penthouse” should be used. I’m no wordsmith, but I think that we may want to refrain from using the term “penthouse” when there are Fedders air conditioning units sticking out of the walls. This apartment is really close to the train (you can see the elevated tracks in one of the pictures) so make sure the windows are soundproof. If they are, then you’ve got a good deal and an easy commute into the city.

#3 — $1075 — Studio: There are way too many exclamation points in this ad! And the use of the term “Sunny Delight” only conjures up images of a thick, nasty orange-juice-wanna-be that tastes like a viscous mixture of spit, Tang and Crisco! It’s supposedly only 10 minutes to the Bedford L stop by bus! If the landlord is referring to the B44, then she better look again! That bus doesn’t take you to the Bedford L stop! It takes you to the Marcy JMZ! Those nutty landlords! Always jokin’! By the way, where’s the fridge?!?!

#4 — $900 — Studio: The building is beautiful from the outside. The studio’s exposed brick is wonderful. But the kitchen/bathroom layout? Ew. The refrigerator is next to the bathroom! I don’t care how you slice it–that’s gross.

#1 — $539,000 — 2 family: Wondertwin houses, activate! Shape of a detention center! Form of a WWII-era bunker! I think that they should remove the cement yard and place very large trees there so that you can’t see the building from the street. Our streets need more greenery, and this property would look much better if it were behind something. Pulaski TRAIN?

#2 — $895,000 — 3 family: I like this place. I think that the kitchen is a little small, but I’m a sucker for a backyard so I can overlook almost anything that is lacking inside. You can check it out this weekend, because they are holding an open house tomorrow at 1:00 p.m. Madison and Marcy Nostrand AC

#3 — $900,000 — 4 family: Ok, so the photo is sideways and the agents couldn’t be bothered with making it look right, but if you lean your head over 90 degrees (or click through to see the photo on the agent’s website where it isn’t sideways) you can see that this is a nice looking chocolate brown townhouse with an asymmetrical bayfront (I finally got to use of of Alexa 11211′s terms!). The lack of interior shots implies that the inside may not be a pretty as the outside, but with a 900K price tag, I can’t believe that this place would need to be renovated. I could be wrong.

    ps. rental #3 seems to be missing both a fridge and a stove! guess the new tenant will be ordering alot of take-out! can you sense my overwhelming enthusiasm by my punctuation?!

    At least sales #1 is about $140K less than it would have been a few years ago …

    sale # 3 has been for sale for 3 yrs . the inside has been stripped of everthing original . Last time i saw the ad it said it was configured as an S R O
