Bed-Stuy Real Estate Picks 04/25/08

RENTALS

#1 — $1600 — 1 br: Little pink houses have sprouted up all over Bed-Stuy. This pink and green box gets points for being in a cool section of the neighborhood, but the price seems a little high even though it includes an outdoor space. Still, you’re near the J train, so that’s a plus. Kosciuszko and Malcolm X Kosciuszko J

#2 — $1200 — 2 br: The prices on rentals in this neighborhood are all over the place, with no rhyme or reason. This 2 bedroom is amazingly cheap, it is in a relatively safe part of the ‘hood and it’s got a cute archway and faux fireplace to boot. If the bedrooms are a reasonable size, then go for it. Dekalb and Marcy Myrtle-Willoughby G

afro-pick.jpgPICK OF THE WEEK! #3 — $2600 — 3 br: This is a lovely duplex condo in a landmarked building. I wish that more thought had been put into the kitchen, but overall very nice if you can afford it. It’s location is a major plus–it’s near some of the nicest shops and eateries in the area. Stuyvesant and Bainbridge Utica AC

SALES

#1 — $400,000 — 2 family: I included this house because it’s cheap. Even though the words “handyman special” usually means that the place is a total wreck, everyone except the ultrarich should expect that they will spend the next several years after a home purchase fixing up, patching up and calling contractors. The low purchase price on this one should leave you enough money for a complete reno. If you can get that rental unit looking halfway decent, then you’ll be able to speed the reno up with the additional income.

#2 — $589,000 — 2 family: Sticking with the theme of affordability, I found this simple brick home that seems reasonably priced. There’s nothing unique about it on the inside, but it’s in a reasonably safe part of the neighborhood and with a little work, I’m sure that it could be made into a nice home.

Huh. Wonder why it was removed. I didn’t see anything that was offensive in the listing.
