Bed-Stuy Real Estate Picks 06/27/08

RENTALS
rental062708.jpg4 bedroom share (#3)

#1 — $1375 — 2 br: I’m assuming that they are not counting the room with french doors on both sides as a bedroom, so I think this is a good deal. If they are trying to count that as a bedroom, then tell them it’s an office and haggle with them over the price.
Macon and Throop Kingston-Throop C

#2 — $1550 — 1.5 br: It’s located in that disconnected part of the neighborhood south of Fulton. It’s a bit pricey, but you are near the express train and the LIRR station.
Nostrand and Herkimer Nostrand AC

#3 — $2500 — 4 br: This is a nice looking apartment for 3 or 4 people looking to share. Hancock and Throop Kingston-Throop C

afro-pick.jpgPICK OF THE WEEK! #4 — $975 — 1 br: Cute, clean, simple and cheap. It’s a bit of a distance to the AC line, but it’s not far from the JMZ train.
Madison and Stuyvesant Gates JZ

SALES
sales062708.jpgWilloughby and Tompkins (#1)

#1 — $975,000 — 3 family: This property has a large 3 bedroom/2 bath owner’s duplex with a private garden as well as two 2 bedroom floor-through apartments on the 2nd and 3rd floors that will help you with that mortgage payment. The interiors look nice, but there is nothing spectacular here. What do think about the price?
Willoughby and Tompkins Myrtle-Willoughby G

#2 — $725,000 — 2 family: This property somehow manages to be in “Clinton Hill East”, New Jersey and Bed-Stuy. Like #1, there’s nothing spectacular here, so you might wanna try to negotiate the price down. Clifton Place and Bedford Bedford-Nostrand G

#3 — $600,000 — 2 family: Please, please view the slideshow and listen to the soundtrack they’ve chosen to accompany the pictures. Who is the DJ on this ad? Your only question about this property should be, “How much to remove the new construction eyesore next door?” Greene and Throop Bedford-Nostrand G

#1 @ 975K. Is the seller on drugs? The house looks nice but I think it is sorely overpriced for that block. I live on Hart street and a few of the homes that recently sold on my block had for sale signs up for a really long time. I don’t think that this house stands too far apart from similar homes for sale in that part of the neighborhood, especially when it’s not near an express train. Not to mention the recent shootings…

I wish there was an exterior shot of #1 @ 975K. Interior is OK but nothing special.

Hahaha @ New Jersey, Clinton Hill East, and Bed-Stuy. And “Clinton Hill East”… Clifton and Bedford is solid Bed-Stuy. No gray area there. Oh you crazy brokers!

Um, is the music supposed to be all scatchy or is that just my connection?

#1 is unrealistic for that price. It is nothing special. What are they trying to do? I thought BedStuy was suppose to affordable. The music in #3 is a little outdated, and corny.
