A Better Type of Affordable Housing on Vernon

Vernon Avenue Affordable Condominiums

Great news from The Real Deal and the Brooklyn Eagle! According to the Real Deal website, the Northeast Brooklyn Housing Development Corporation will be building affordable condominiums on Vernon Avenue between Marcy and Tompkins. Click over to the Brooklyn Eagle for additional details.

These condo units are for purchase (yay!), rather than for rent, and they will be available in the near future. I’m really happy to see this type of affordable housing, but I have to admit that I detest the low income caps that usually limit the applicant pool. I haven’t seen the requirements for this development, but what I have seen in the past suggests that there is a bias against young, single individuals without children who would like to own a home.

I’m also a little concerned about the involvement of NeBHCo in this project. NeBHCo seems to be in the foot draggin’ business. Weren’t they the ones who were supposed to be developing Myrtle Avenue between Nostrand and Marcy? If you’ve been down that block recently, you’d know that the only change that has happened on what was supposed to be NeBHCo’s lot is that there are a couple of junkyard dogs who have taken up residence there.

I don’t think that’s what these are going to be, and the reason I don’t think so is that they are for purchase. People who own their homes generally do more for them than people who are renting, and this difference is even more pronounced in low income neighborhoods like ours. That’s why I don’t think these condos will be a problem.

Now the affordable RENTALS that I’ve seen in the neighborhood, I’m not at all thrilled about those. I feel that we have enough affordable rentals in Bed-Stuy–those are the projects that you mentioned, 911NY. We have enough of those.
