#1 — $900 — STUDIO: This “cozy” studio is in a very nice looking building and is conveniently located a block from the train. You can find a cheaper studio in Bed-Stuy but probably not one this close to transportation. Halsey and Nostrand Nostrand AC

#2 — $1500 — 2 BR: Here’s the first listing I’ve ever seen in the newly landmarked Alice and Agate Court District. Unfortunately, the apartment is nothing spectacular and this part of Bed-Stuy, south of Fulton, seems disconnected from the rest of the neighborhood. If you’re looking for easy access to the train or the LIRR, then this place is for you.

#3 — $950 — STUDIO: I’ve heard people use the term “Bush-Stuy” to refer to this area, but I would probably would call it “Bed-Wick” just because it sounds more like “bailiwick.” Whatever you call it, it seems that the rents along this corridor are not the cheapest in Bed-Stuy. Being close to Broadway is nice because of the music venues and a few good food joints located there. It seems that in the northern section of the ‘hood rents get cheaper as you move eastward away from the Clinton Hill border and at some point they start to rise again as you approach the Bushwick border. #4 — $1400 — 1 BR: This is actually a listing for 4 apartments, and the $1400 unit is the cheapest. The best thing about these apartments is that they are located close to the Bed-Stuy YMCA and Tiny Cup and a couple of good restaurants on Bedford, but they are about 6 blocks from the nearest train station. Nostrand Avenue can be a little dicey from block to block, so any area that borders Nostrand should be visited in the evening to see if it’s a place that you could call home.

#5 — $2200 — 4 BR: This listing accidentally slipped into last week’s real estate picks. I didn’t want to list it last week because I wasn’t sure of the cross streets, but I was finally able to confirm with the owner, so I’m throwing it into this week’s listing since it hasn’t been rented yet. I usually don’t see many 4 bedroom apartments for rent in the neighborhood. It’s in the far eastern part of the neighborhood, close to south Bushwick, but it’s also not far from Fulton Park.

PICK OF THE WEEK! afro-pick.jpg #1 — $899,999 — 3 family: I’ve included this home in the lineup before, but for the life of me I can’t remember what the price was last time or whether it’s been reduced. This is a lovely property and I can’t see why it isn’t selling for 900K. What do you think this home is worth? Why is it not selling?

    *I do not know many people who has 900k to spend on a property.
    *I think many Americans has learned a lesson when it comes to buying expensive properties and having to take out loans to pay for it=debts!!!
    *In addition, banks are skeptical about giving out loans…
    *The culture is also changing where more people are embracing simplicity…
    *I prefer to buy an “as is” or foreclosed property and spend a significant amount less than 900k to repair and remodel to my likings!!!
    ****The market is so dead right now!!! It would be best for the current owners to rent it until the market picks up again….
