Pick of the Week #4

#1 — $1100 — 1 BR: This one is nice and clean and comes at a reasonable price, but you’d better be pet free and able to kick your smoking habit before moving in. It’s a few short blocks away from Saratoga Square Park (on Macon between Howard and Saratoga) and not far from Fulton Park. It’s also reasonably close to amenities on Lewis, Stuvesant, Malcolm X and Fulton.

#2 — $2100 — 3 BR: Did you know that Hart Street was located in South Bed-Stuy? I think that the agent meant to type “South Williamburg” but the truth got in the way and she accidentally inserted Bed-Stuy. Poor overworked agents, too tired to look at a map and proofread. Anyway, this is in north Bed-Stuy near the Home Depot. Methinks this apartment is a bit pricey given the look (it’s a basic apartment, not a showplace with details) and amenities (the internet and two bathrooms are great but where’s the laundry?). If the bedrooms are not too tiny, then ask for a slight price reduction and move on in.

#3 — $1500 — 2 BR: Take this apartment and you will have the ugliest backsplash in the free world, but the upside is that you will be mere STEPS from the Nostrand A and C trains. The Nostrand-Fulton area is, to me, a very noisy, crowded and unattractive area of the neighborhood, but you’ve got to admit that people who live near this area don’t have to go far for groceries, beauty supplies or junk food, thanks to Fulton Street. This apartment is not far from Bushbaby cafe on Fulton and Not Just Vintage on Bedford, so that’s definitely a plus.

PICK OF THE WEEK!afro-pick.jpg#4 — $999 — STUDIO: I’ve seen this cute little apartment on Craigslist before. It’s so nice and it’s in a convenient location, just like apartment #3. It could probably be a little cheaper, but it’s still nice.

#1 — $975,000 — 2 family: I can’t see many of the details that this place has to offer, but the verdant backyard is quite enticing. When were the housing prices supposed to drop here in New York?

#2 — $550,000 — Condo: This 2 bedroom/1 bath condo is nice and simple and has a small private backyard. It’s close to Pratt and all of the great shops and eateries near the eastern edge of Clinton Hill. The only downside is the price. Maybe you could haggle this one down a bit.

    Exactly what is “luxury” about rental #3? Looks like your average newish apartment to me. Besides, you could plop the Taj Mahal on Nostrand and it still won’t be luxury. Just sayin’.

    $2100 for rental #2 is crazy. It’s new construction shlock in a meh area.

    I like the backyard in sales #2, though. Alot.

    I’m trying to figure out how much should you pay per bedroom. Should it be $600 per bed or $500 per bed? I know that it depends on the location in Bed-Stuy and a host of other things, but can you give me a ballpark figure that you think is reasonable. I know what I would pay, but I’m interested in hearing what other people think is reasonable in our neighborhood.

    Well from the pics it looks like the bedrooms are all different sizes. In fact, one room looks like it will fit a bed and very little more. That said, I’m not sure a formula such a x number of dollars per bedroom always works.

    The guys who lived upstairs from me at my old place have a 3 BR/1.5 bath apartment with varying bedroom sizes much like this place. They broke down the apartment into square footage and figured out what each room measured and divided the $ up that way. Each roommate pays a different price based on the size of his room. That’s one way to do it that seems fair.

    I don’t know, I just went through apartment hunting myself and I was surprised to find that prices across the board seem to have dropped. Not just in Bed-Stuy, everywhere. The difference between now and a year and a half ago is rather significant. $2100 can you get you much more and in a better area, for sure.

    Hey, whaddya mean Nostrand/Fulton is noisy, crowded and unattractive?! That’s my neck of the woods. There are some great blocks around here and it’s not so noisy at night since these are mostly daytime businesses. It does get dirty though.

    The Alhambra Apartments are over there in your neck of the woods, so you definitely have some of the most beautiful architecture around there, but some of the stuff on Fulton Street is in dire need of a reno. Perhaps when you finish up with your personal reno projects you could start on Fulton. ;)

    You’re right about nighttime though–it really calms down at night in your area.
