The Sebastian

The Sebastian, located at 467 Hancock Street (between Marcus Garvey and Lewis), is a brand new 6-unit condo develoment brought to you by the design and construction team of Aaron Graf, Ted Haber and Noah Smith. This innovative team was also behind the ubercool Shaker House condominiums and the Sebastian represents phase two of a condo development project. (Both developments are on the same block.)

The development is named after Graf’s young son.

I was fortunate to get a tour of the Sebastian this past weekend, and I was really impressed by the units. These floor through apartments have great features including bamboo floors, 10 foot ceilings, pocket doors, huge storage spaces for each unit in the basement, and a common roof deck. The ground floor units also have their own backyards and spacious lower levels. The units are covertible 2 bed/1 bath and convertible 3 bed/1.5 bath condos. They get a lot of light and the inclusion of Japanese design elements is apparent throughout. Prices range from 359K to 430K, and one of the units is currently in contract.

I asked Aaron this: given the current real estate climate, what did he think the Sebastian offered beyond other developments out there. Aaron responded, “We offer the best product in this price point.” I’m inclined to agree.

One of the things that I appreciate about the Sebastian is that unlike many of the other developments in the neighborhood, this one is created by someone who lives in Bed-Stuy. Aaron has resided the neighborhood for several years now and his positive feelings toward Bed-Stuy are obvious when you see the care and attention to detail in his condominium projects.

The building at 467 Hancock was vacant for more than 30 years before it was converted into The Sebastian condominium. The photo above is before the conversion.

Aaron Graf’s father, Arnold Graf, is a well-known community organizer. In fact, back in the 1980′s the elder Graf trained a young Barack Obama in the ways of community organizing. Clearly Graf passed this motivation to improve the community down to his son Aaron.

    Note to Aaron Graf, Ted Haber and Noah Smith: you should buy and renovate every vacant bldg in the neighborhood, as far as i’m concerned. You’ve done a beautiful job bridging traditional and modern, and you clearly have taste. MORE!
